The bulldozer came to prepare the first platforms for potential houses

The "Mato", the bush, needs to be teared down. Not only because we want to grow certain plants, but also because these bushes provide food for potential fires. No bushes are allowed within 50 metres of houses here in the countryside. 

Jose came with his bulldozer and showed us the beauty of the place after cleaning from bushes, but trying to save as much of the Medronhos (strawberry tree), Sobreiros (cork oak) and some other util trees as possible. They make a really good booze from the medronho here ...

The soil is dark brown to black (looks as if the soil is quite fertile) and there are places were we can find water. I will report.

We are preparing the ways on the land so that we can reach many areas by car

Plants have grown in everywhere. If you want to drive across the site without scratching brambles, then we have to clear some of the ground.

We have also spoken to Antonio, who owns excavators and caterpillars, who will prepare some platforms for us on which we can then reach plants. The work has begun.

The sellers have signed the final contract, the "escritura"

That means that we now own the land. Halleluja! Now the work begins.

The neighbours have a period of 10 working days to do this. If the neighbours do not react or cancel within this time, the way is free to sign the preliminary contract.

The necessary papers are at the lawyer office now

The vendors sent all the necessary papers.

The lawyer is now asking who should buy the site. The municipality probably does not allow a "compropriedade", i.e. co-ownership, because it seems to refer to an old law that is apparently no longer active.
One would have to try, which would delay the purchase. Or only one person buys and one tries to register the co-ownership later, possibly also with legal proceedings.
The preliminary contract has since been sent to us by the lawyer and we have checked it. It is written in German and Portuguese, whereby the Portuguese version is of course legally valid.
The sellers want to have the sale completed by the end of October. We have no objections to that.

Still waiting

We are still waiting. It was holiday time. Even the notaries do not work through the whole time.

The community of heirs has chosen the mother and one of the daughters to make the transfer. For the other 5 heirs they need powers of attorney, which have to be given notarially. When asked, they stated that they should actually have all the powers of attorney together by the end of this week (i.e. today). But we're in Portugal, so we'll have to wait at least another three days. 

And the lawyer has asked the sellers to send him all the documents in one shipment. Then he can examine the documents and, if everything should be ok, prepare the preliminary contract.

The neighbours also have to be asked because they have a right of preemption. That will take at least another 10 days.

But something is happening and we are staying tuned ...

Waiting ...

Good morning from Portugal!

We are currently waiting for the lawyer's reply that there are no problematic legal backgrounds.

I had also informed the vendor that we had passed the matter on to the lawyer. They replied that they were pleased and that they already had the lawyer's request.

They would now collect the requested documents and pass them on to the lawyer.

YESSSS!!!!!

Today we asked the lawyer to look into buying the land. This includes that there are no more unresolved historical matters connected to the site or that there are no rights of other persons or companies (e.g. in the form of electricity pylons) on the land.

If this check is positive, the lawyer will prepare the transfer of the land with the seller.

We are going further

We are now checking the last points we think are necessary before we buy. Today we visited two more neighbours and met friendly people who are great with whom to deal.

In the next few days we will visit the springs and get an impression of their throughput. These will be the last important checks and after that we will hire the lawyer to check the legal basis for the purchase and take the necessary steps.

And again a completely new situation

In the meantime, I had looked around for existing communities, received some invitations and had already looked at the first one.

But now I received a message from Ana saying that the property was free again because the other buyer had withdrawn his offer to buy.

And so everything is open again. And we could invest in some real estate, which is much better at the moment than watching our money lose value every day. Apart from the fact that the cost of living in Portugal is lower, especially if you grow your own fruit and vegetables, which we want to do.

Now you can take action: There are already commitments for 90,000€. Now we only need about 50,000€ to buy the land (30 hectares). First come, first served. With 10.000€ you are part of the investment plan. My email address is "th@ischler.com" ...

A very unexpected twist

I had written to Ana that we could come to Portugal in April and then do the transaction. 

But on 1 March I get a message from her saying that there is one more buyer and that we, as the first interested party, would be given until 15 March to sign the preliminary contract.

We don't want to and can't do that, also because we didn't get enough feedback from our friends whose support we were counting on. C'e la vie. This now means that the property is lost to us. From now on, we will look at the many offers to join an already existing community. And if it is possible, we want to bring our concept there as well.

My offer was accepted

I have to say that again: The property is simply beautiful. On one side there is a wide view into the countryside and on the other side (on the ridge) there is a view all the way to the Atlantic coast. Because of the slope, you can easily build hobbit houses, but also tree houses or earthbag houses or mud huts are possible. A description of the property and further information can be found here. And a few kilometres towards São Teotónio, tourists pay over 100€ per night to stay in houses that are also built into this slope and have this wonderful view.

After we had contact with the family, Ana asked me for a "house number" for the price we were thinking of. You have to know that the prices in the area are between 8,000 and 15,000 euros per hectare and the estate agent initially wanted something more than 5,700 euros. 
I offered a little more than 4,000 euros, knowing that the land had been for sale for some time and that no client had been found. Also, based on my research in the area, I believe that the property is worth that. 

And the family accepted. 

Now they would like to move on quickly, but on the one hand I am still in Goa and on the other hand I don't have the total amount in my cash box to put all the money on the table immediately.

Now my concern is to find the people who will support us in buying the land. So it's about so-called interim financing. Ultimately, the community is supposed to take over the land as a cooperative and eventually cover the purchase price through the members' entrance fees. At the moment, the idea is to take € 10,000 from each member, for which part of the land will then be given away, where one can then build one's hut, tree house, etc. The idea is that the community will take over the land as a cooperative and eventually cover the purchase price. Basically, the idea of healing is still the basis for the community, but you can find all that in the concept.

Therefore, at the moment we have to pass on the information to all those who could also imagine living in a community in Portugal. And we hope that within a month we will be able to gather enough commitments to purchase the land for the community. So please come to Alentejo in the second half of April (we will be there, too) and have a look yourself. And you will understand.

Community and Portugal, what has happened in the meantime?

There is a saying that in Portugal nothing works the first time. Maybe that's what's going on with us right now.

We remember: Actually, I had thought that I had found the right site. A beautiful hillside with 33 hectares of land, wonderful views both into the countryside and to the coast, good climate, quite inexpensive (less than 5k€ per hectar) and not farer than 30 minutes from the coast. According to the rules in force in the area, you can build nature-like houses there, such as hobbit huts, mud houses etc., also yurts and tiny houses, only they are not allowed to have a concrete foundation. A certain residual risk would remain because the regulations can change. Moreover, the houses can not be registered. But 30 hectares would be big enough to accommodate some people, and there would be sources of water, electricity and internet.

My attempts to buy the land failed. The estate agent did not go along. A friend who made a price offer was not called back either. It was all very strange. And then one of the neighbours messaged me and said that the land was sold. I couldn't believe it, because Bianca, a psychic seer told me that this land would be mine (or ours), she could "see" it and I would trust her. It was like a passive manifestation which I made active by firmly keeping believing it on my side. And the area was still advertised, so I found out that the terrain was still on the market. So I tried to contact the owner, since I don't want to do any business with crazy agents. I sent a registered letter to the man in one of the documents who was named as the contact person. Unfortunately nothing happened. And this was the time when I really gave up with the land. And this was also the time to write to you again and report on my efforts. So that you know what is happening. And while I'm writing these lines, I get an email from Ana, the daughter of the man I wrote to about the property, even in German. To cut a long story short: the family is happy about the contact, there is no contract with the estate agent and they would have already sent two text messages, but I didn't get them. Now everything is open again. I told Ana that we would come back to Portugal in April and we agreed to meet then and talk about a possible sale.

This means that we now have to think about how I will scrape together the money and also about who we want to invite to start the project with Sabine and me. So the crew for the foundation of the community.

And - as a "condition sine qua non" there will always be a community building program that everyone has to join in order that our "eco village" won't turn into an "ego-village".

On 13 April, Sabine and I are going back to Portugal.

So whoever of you is still thinking of joining a community, please stay in a state of readiness to receive, because we will certainly have a lot to talk about in April or May. And please tell me that you are still interested and come and visit the land!

And a word about potential costs: I am assuming that a couple or an individual will contribute about 10,000€ to join the community (which will buy the land) and then own their plot in the community. They can then put on it a nature-based hut such as a mud house, super adobe, hobbit house, tree house, yurt or tiny house which can be very cheap. That needs to be at their own expense. I do not assume that one can achieve registration with the land registry office with it, but one will be able to live in it undisturbed. To be clear, the money thing is just an assumption and I want to discuss this with the first people who want to join and not decide anything in advance.

BTW: For those interested who want to devote themselves fully to the community in terms of work, we will develop models that enable them to become members without investment and also to establish their home á la long. So far these are only thoughts. The models will have to be developed and implemented by the community. These are all activities that will follow in a second step. First of all, the place has to be secured.

No reaction from the agent?

Iris made an offer - and we are waiting for the response. Already more than three weeks. That seems to be strange. But Iris also asked for showing one of the sources and how much water it gives. Is it a "No GO"?

Another friend told me that we shouldnt emphasize so much on the water. He thinks that we ca still drill for water, "not a big deal", he says.

We will wait some more days and then ask again why there is no answer ...

Will Iris save the land for us?

The last week Iris was here who has got some money and wants to support a good project. Our goal matches her views for a good project and so I showed her around and we discussed a lot the possible options.
Today she left us and she will go back to Switzerland. But she promised to contact the real estate agent and make him an offer. The offer will be less than I offered the last time but there is a real chance that the owner will accept.
If the offer is accepted she could give the land to us/the community/the inner circle. But we need to wait and see.
So now we need to wait for the next actions and let’s cross fingers!

What a journey!
I had at least five options to work with on a potential land purchase: Starting with the possibility of buying the land myself, to friends and cooperators who had promised me support, to the possibility of collecting the money from many people via the newsletter. And I can say that now all of them - except the last possibility - have failed due to various reasons. Apparently it's not meant to be if we don't want to go the last and arduous way of crowdfunding now.

I have put in a lot of effort over the last year to find out about Portugal and its possibilities, the climate, the laws, the people, the water, the fires and everything else that is important when buying land. In the process, I drove around a lot, talked to people (including lawyers and architects) and was allowed to pay quite a few bills in return.

Unfortunately, I don't have any more capacity for crowdfunding because I lost an important client and have to devote a little more time to my company.

That's why I'm asking you if you could help with this or know someone who could join us in this job. The concept is just that we are looking for people who support us and our idea (see concept).Furthermore, we want to give people who give at least 10,000 Euros a place on the property where they can create nature-like little houses such as super adobes, hobby huts, tree houses or mud huts and thus become members of the community. There are also plans to collect a contribution of 5,000 euros from each member to create a kind of commitment. Among the founding members of this group there is already experience in building mud huts and we have good contacts with other experts here in the area who can help with the construction. Depending on the design, shelters that can be used as a permanent home can be built for as little as 5,000 euros. Including bathroom and kitchen, with hot running water.

I have to turn to you now and ask for your help, otherwise the whole thing will remain just a nice concept. We are still very flexible and can integrate good concepts. The land is so beautiful that it would be a shame if it didn't work out.

Was für eine Reise!
Ich hatte mindestens fünf Optionen, mit denen ich bei einem potentiellen Lankauf arbeiten konnte: Angefangen mit der Möglichkeit, das Gelände selbst zu kaufen über Freunde und Kooperanden, die mir Unterstützung zugesagt hatten bis zu der Möglichkeit, das Geld bei vielen Leuten über den Newsletter einzusammeln. Und ich kann sagen, dass jetzt alle - bis auf die letzte Möglichkeit -  aufgrund verschiedenster Gründe fehlgeschlagen sind. Anscheinend soll es nicht sein, wenn wir jetzt nicht noch den letzten und mühsamen Weg gehen wollen, ein Crowdfunding zu veranstalten.

Ich habe mich im letzten Jahr sehr eingegeben, um mich über Portugal und seine Möglichkeiten zu informieren, über das Klima, die Gesetze, die Leute, das Wasser, die Feuer und alles, was wichtig ist bei einem Landkauf. Dabei bin ich viel herumgefahren, habe mit Leuten (auch Anwälten und Architekten) geredet und dafür auch einiges an Rechnungen bezahlen dürfen.

Für das Crowdfunding habe ich jetzt leider keine Kapazitäten mehr frei, denn mir ist  ein wichtiger Kunde weggefallen und ich muss ein bisschen mehr der Arbeit in meiner Firma widmen.

Darum frage ich bei Euch nach, ob Ihr dabei helfen könntet oder jemanden kennt, der sich bei diesem Job mit uns eingeben könnte. Das Konzept ist gerade so angedacht, dass wir Leute suchen, die uns und unsere Idee (siehe Konzept) unterstützen.
Weiterhin wollen wir Leuten, die mindestens 10.000 Euro geben, einen Platz auf dem Grundstück zur Verfügung stellen, auf dem sie naturnahe Häuschen wie Super Adobes, Hobbithütten, Baumhäuser oder Lehmhütten erstellen können und damit Mitglied der Gemeinschaft werden. Es ist auch daran gedacht, einen Obulus von 5.000 Euro von jedem Mitglied einzusammeln, um eine Art Verbindlichkeit herzustellen. Unter den Gründungsmitgliedern dieser Gruppe gibt es schon Erfahrungen mit dem Bau von Lehmhütten und wir haben gute Kontakte zu anderen Experten hier in der Gegend, die beim Bau helfen können. Je nach Gestaltung können Unterkünfte, die man als dauerndes Zuhause nutzen kann, schon ab 5.000 Euro erstellt werden. Inklusive Bad und Küche, mit fließend Warmwasser.

Ich muss mich jetzt an Euch wenden und um Eure Hilfe bitten, sonst bleibt das Ganze nur ein schönes Konzept. Wir sind noch sehr flexibel und können gute Konzepte integrieren. Das Land ist so schön, dass es schade wäre, wenn es nicht klappen sollte.

Got it!

There have been many ups and downs recently and it would have been pointless to document them all in newsletters. You would all have noticed that it is not easy to find the right place. But I can say that my efforts have shown results in the meantime.

And here is a description to give you a first impression:

    Approx. 31 ha of land over almost 300 metres in altitude. The slope, which is still easily passable, lies inland to the northeast. From the ridge above, on which one could also build something (to be confirmed), one has an unobstructed view of the Atlantic coast. The ridge could be a bit **windy** at certain times of the year and with the westerly winds.

The entrance is quite narrow, along the small stream, the terrain gets wider the more you go up. A lot of old forest, a lot of bushes, you could build a lot there in the slopes, some plateaus are also there, but would have to be cut free.

    There are 2 houses of 59sqm each that are in a flood plain. But that is a 1937 classification which does not hold today. Even in 1977 during the big flood, the houses were not flooded. They are just very close to the road and the neighbour's land. In the past, everything was one property, divided by inheritance.

    Other houses and hobby huts and super adobes and mud huts could be built into the mountain. The forest has a healthy microclimate there. Because of the springs present, nature breathes a lot of water and there is also a beneficial evaporative coolness. In addition, the slope is not too far from the coast, so the cold Atlantic winds are not yet heated by the land and have a refreshing effect.

    A large part is a nature reserve, which is always somewhat relative in Portugal. Sometimes more building is allowed in it than in the agricultural area; but you have to find out first.

    The landscape of the property is very beautiful and the slope is also attractive for sports :-)

    All within 30 minutes from the most beautiful beaches of the Atlantic coast.

I made an offer of 45 €-cents per sqm and that was accepted. Now it's about buying the land.

Actually, I wanted to buy it myself first and then think about what can be done. Unfortunately, I cannot "liberate" my set money and therefore hope for your help.

We need 8 to 16 supporters to give between 10,000 and 20,000 Euros. This money will be used to buy the land and build the first infrastructure. These are mainly mud houses or other structures close to nature that can provide accommodation for the first "settlers". And then it's about building the community together.

Everyone has a voice in this and it will count, even as a veto. Please have another look at the concept.

The land itself will later be administered by the "basic foundation" of the "Tempelhof" community, so that the land does not belong to anyone, but is made available to the community.

Got it!

Es gab viele Aufs und Abs in der letzten Zeit und es wäre unsinnig gewesen, diese alle in Newslettern zu dokumentieren. Ihr hättet nur alle mitbekommen, dass es nicht einfach ist, den richtigen Platz zu finden. Aber ich kann sagen, dass meine Bemühungen inzwischen erfolgt gezeigt haben.

Und hier ist eine Beschreibung, um Euch einen ersten Eindruck zu geben:

Ca. 31 ha Land über fast 300 Höhenmeter. Der trotzdem noch gut befahrbare Hang liegt landeinwärts nach Nordosten. Vom oben gelegenen Bergrücken, auf dem man auch etwas bauen könnte (noch zu bestätigen), schaut man unverbaubar bis auf die Atlantikküste. Am Bergrücken könnte es aber zu bestimmten Jahreszeitenund mit den Westwinden etwas **windig** sein.

Der Eingang ist ziemlich eng, am Bach entlang, das Gelände wird dann weiter, je mehr man nach oben geht. Viel alter Wald, viel Gebüsch, man könnte dort in den Hängen viel bauen, einige Plateaus sind auch vorhanden, müssten aber freigeschnitten werden.

Es gibt 2 Häuser mit jeweils 59qm, die in einem Überschwemmungsgebiet liegen. Das ist aber eine 1937 erfolgte Einstufung, die heute nicht mehr hält. Selbst 1977 bei der großen Überschwemmung wurden die Häuser nicht überschwemmt. Sie liegen nur sehr nah an der Straße und am Grund des Nachbarn. Früher war alles ein Besitz, der durch Vererbung geteilt wurde.

Andere Häuser und Hobbithütten und Super Adobes und Lehmhütten könnte man in den Berg hinein bauen. Der Wald hat dort ein gesundes Mikroklima. Aufgrund der vorhandenen Quellen atmet die Natur sehr viel Wasser und es herrscht auch eine wohltuende Verdunstungskälte. Außerdem ist der Hang nicht zu weit von der Küste entfernt, so dass die kalten Atlantikwinde noch nicht vom Land aufgeheizt sind und erfrischend wirken.

Ein großer Teil ist Naturschutzgebiet, was in Portugal immer etwas relativ ist. Zum Teil darf darin manchmal mehr gebaut werden als im landwirtschaftlichen Bereich; man muss sich aber erst einmal schlau machen.

Landschaftlich ist es das Grundstück sehr schön gelegen und mit dem Hang auch sportlich reizvoll :-)

Alles nicht weiter als 30 Minuten von den schönsten Stränden der Atlantikküste entfernt.

Ich habe ein Angebot mit 45 €-Cent pro qm abgegeben und das wurde akzeptiert. Jetzt geht es darum, das Gelände zu kaufen.

Eigentlich wollte ich es erst einmal selbst kaufen und dann überlegen, was man machen kann. Leider kann ich mein festgelegtes Geld nicht "befreien" und hoffe daher auf Eure Hilfe.

Wir brauchen 8 bis 16 Unterstützer, die zwischen 10.000 und 20.000 Euro geben. Damit soll das Land gekauft und die erste Infrastruktur aufgebaut werden. Das sind vor allem Lehmhäuser oder andere naturnahe Strukturen, die den ersten "Siedlern" eine Unterkunft geben können. Und dann geht es darum, gemeinsam die Gemeinschaft aufzubauen.

Dazu hat jeder eine Stimme und die wird gelten, auch als Veto. Bitte schaut dazu noch einmal in das Konzept.

Das Land selbst soll später dann von der "Grundstiftung" der Gemeinschaft "Tempelhof" verwaltet werden, so dass  das Land niemandem gehört, sondern  der Gemeinschaft zur Verfügung gestellt wird.


Und ganz wichtig:

Kommt vorbei! Ich freue mich, Euch das Gelände zeigen zu können. Der nächstgelegene Flughafen ist Faro ...

Land found!?
I think it's fair to say that my search was successful. I found a nice piece of land that would be ideal for our purposes. There is a part that we could build a community centre with a yoga hall and flats for clients and employees and members. And another part where you could grow with permaculture and make other things possible.
All this is not more than 30 minutes away from the most beautiful beaches of the Alentejo, and also the shopping possibilities are given. More details in the last newsletter.
Now we need to secure this land for us.

Land gefunden!?

Ich denke, man kann sagen, dass meine Suche erfolgreich war. Ich habe ein schönes Stück Land gefunden, das für unsere Zwecke ideal wäre. Es gibt einen Teil, den man bebauen könnte und dort ein Gemeinschaftszentrum mit Yoga-Halle und Wohnungen für Kunden und Mitarbeiter errichten könnte. Und einen anderen Teil, in dem Man mit Permaculture anbauen könnte und der auch noch andere Sachen ermöglichen könnte.

All das ist nicht mehr als 30 Minuten von den schönsten Stränden des Alentejo, entfernt und auch die Einkaufsmöglichkeiten sind gegeben. Näheres im letzten Newsletter.

Optimal fit?

I came back from India and after a few days in Germany I immediately set off for Portugal. I took all the things that one might need in a community, including an awning (tent) so that I could stay stationary there with my car. I also brought a few special tools and other things that I thought would be good for life in a community.
But maybe you guessed it: after 5 days I had to realise that OlmaOhana did not want to be a community at all. I guess they hadn't read my concept either and I also had to realise that water was a bit more of a problem than they admitted. And I understood that since our video conference, where I had introduced our participants, there had been a change in thinking at OlmaOhana and they were no longer so convinced that we could work together.
This was of course quite a shock for me, because I had not been forewarned in any way. Now I had to look again: firstly, for a place where I could stand freely with my bus and secondly, for a new plot of land.

Ich bin aus Indien zurückgekommen und habe mich nach ein paar wenigen Tagen in Deutschland sofort nach Portugal aufgemacht. Ich habe alle Sachen mitgenommen, die man in einer Gemeinschaft brauchen könnte, unter anderem ein Vorzelt, um mit meinem Wagen dort stationär bleiben zu können. Auch habe ich ein paar besondere Werkzeuge und andere Sachen gebracht, die aus meiner Sicht gut für das Leben in einer Gemeinschaft passen konnten. Aber vielleicht ahnt Ihr es schon: Nach 5 Tagen musste ich feststellen, dass OlmaOhana gar keine Gemeinschaft sein wollte. Mein Konzept hatten sie wohl auch nicht gelesen und ich musste auch feststellen, dass Wasser ein doch ein bisschen größeres Problem war als zugegeben. Und seit unserer Videokonferenz, bei der ich unsere Teilnehmer vorgestellt hatte, hatte es, so habe ich es verstanden, wohl ein Umdenken bei OlmaOhana gegeben und sie waren nicht mehr so überzeugt davon, dass man zusammenarbeiten könne.
Das war natürlich ein ziemlicher Schock für mich, denn man hatte mich in keiner Weise vorgewarnt. Nun jetzt musste ich wieder suchen: erstens einen Platz, wo ich mit meinem Bus frei stehen konnte und zweitens ein neues Grundstück.

Hopeful news?

Actually I wanted to come to Portugal and I thought that the project should "fly" to me in a way. That did not work out so now. But after I have explored the area well in the last year and talked to many people in the Alentejo, I posted in December a search in various Portugal groups in Facebook and on Telegram, in which I presented our project and the people who are interested in it.
In response, almost 20 people reached out who either already had land or had already started a community or just wanted to be part of it.
Among them was also a community (AlmaOhana.pt), which was a perfect fit. We got to know each other over the net and discussed a lot with each other. In the process, the commonalities have been confirmed more and more. This community has 88 hectares of land near Odemira, is about 30 minutes from the coast, has enough water and forest for what I described in our concept. We also already had a video session with almost all the participants on both sides. But since I am still in Goa at the moment, we have to wait with further developments until I can be on site.
But basically I see this contact once as a very hopeful opportunity and didn't want to miss to tell you about it here. I will mention it in the newsletter as soon as more is ready. In April I will be back in Portugal for this.

Hoffnungsvolle Neuigkeiten?
Eigentlich wollte ich nach Portugal kommen und das Projekt sollte mir in gewisser Weise "zufliegen". Das hat jetzt nicht so geklappt. Nachdem ich aber im letzten Jahr die Gegend gut erkundet und mit vielen Leuten im Alentejo gesprochen habe, habe ich im Dezember eine Suche in verschiedenen Portugal-Gruppen in Facebook und auf Telegram gepostet, in der ich unser Vorhaben und die Leute, die daran interessiert sind, vorgestellt habe.
Darauf haben sich fast 20 Leute gemeldet, die entweder schon Land haben oder schon eine Gemeinschaft gegründet haben oder einfach mit dabei sein wollten.
Darunter war auch eine Gemeinschaft (AlmaOhana.pt), die von den Gegebenheiten optimal gepasst hat. Wir haben uns dann mal über das Netz kennen gelernt und schon viel miteinander besprochen. Dabei haben sich die Gemeinsamkeiten immer mehr bestätigt. Diese Gemeinschaft hat 88 Hektar Land in der Nähe von Odemira, ist ungefähr 30 Minuten von der Küste entfernt, hat genügend Wasser und Wald für das, was ich in unserem Konzept beschrieben habe. Wir hatten auch schon eine Videositzung mit fast allen Teilnehmern auf beiden Seiten. Aber da ich im Augenblick noch in Goa bin, müssen wir mit den weiteren Entwicklungen warten, bis ich vor Ort sein kann.
Aber grundsätzlich sehe ich diesen Kontakt einmal als eine sehr hoffnungsvolle Gelegenheit und wollte es nicht verpassen, Euch davon hier zu erzählen. Im Newsletter werde ich es erwähnen, sobald mehr spruchreif geworden ist. Im April werde ich dafür wieder in Portugal sein.

From now on it's all about PORTUGAL
Postponed is not canceled and I promised after all that I wanted to continue my search a Portugal. Here is now my latest information:
Last year I spent three months traveling around Portugal, looking around the southwest (Alentejo). There is a lot of land for sale and already quite a number of individuals and groups who have found their new life there.
Depending on the place and area, you have mild to hot temperatures in the summer and cold to moderate weather in the winter. Usually it rains in January and February and there is enough water coming down that can be collected and used throughout the year. But sometimes there are small streams or wells that offer enough water. Regarding the rain, however, one can no longer assume empirical values, since - as I see just here in Goa - the weather does change a lot.
I have talked to many people, seen many places and believe that the area can be ideal for an intentional community. There are also already many groups that you can find on Facebook and Telegram.
Then I introduced us to different lists and asked there if anyone had land for sale. And one of the responses was from Cosima from AlmaOhana, who invited us to join her community. This is ideal in that her ideas, desires and perspectives are absolutely congruent with ours, which we have established in our concept.

Von nun an geht's um PORTUGAL
Aufgeschoben ist nicht aufgehoben und ich habe ja versprochen, dass ich meine Suche ein Portugal weiterführen wollte. Hier sind jetzt meine neuesten Informationen:
Im letzten Jahr habe ich drei Monate lang Portugal bereist und mich im Südwesten (Alentejo) umgeschaut. Dort gibt es viel Land zu kaufen und schon ziemlich viele Einzelpersonen und Gruppen, die ihr neues Leben dort gefunden haben.
Je nach Ort und Gebiet hat man dort milde bis heiße Temperaturen im Sommer und ein kaltes bis moderates Wetter im Winter. Normalerweise regnet es im Januar und Februar und es kommt genügend Wasser herunter, das man auffangen kann und über das Jahr nutzen kann. Aber manchmal gibt es auch kleine Bäche oder Brunnen, die genügend Wasser anbieten. Bezüglich des Regens kann man aber nicht mehr von Erfahrungswerten ausgehen, da - wie ich gerade hier in Goa sehe - das Wetter sich doch sehr ändert.
Ich habe mit vielen Leuten geredet, viele Plätze gesehen und glaube, dass die Gegend ideal für eine bewusste Gemeinschaft sein kann. Es gibt auch schon viele Gruppen, die man auf Facebook und Telegram findet.
Dann habe ich uns in verschiedenen Listen vorgestellt und dort gefragt, ob jemand Land zu verkaufen hat. Und eine der Antworten war von Cosima von AlmaOhana, die uns eingeladen hat, uns ihrer Gemeinschaft anzuschließen. Das ist insofern ideal, weil ihre Ideen, Wünsche und Perspektiven mit den unsrigen, die wir in unserem Konzept aufgestellt haben, absolut kongruent sind.

It wasn't meant to be after all. Some things happened that shouldn't have happened. Above all, a lot of ego came into play and that gave the whole thing a death blow.
The terrain would have been ideal from my point of view, but the water situation would have had to be clarified. It is difficult to find such optimal conditions where an abandoned discotheque right next to the site would have allowed for retreats and festivals.
On the one hand I am sad, on the other hand I am looking forward to meet new people and maybe a new terrain. The experience has now also made me open to joining an existing community. After all, you don't always have to reinvent the wheel ...
I now tend to give up my search in Sardinia for the time being. I will travel to Portugal and see what is feasible there.

Es sollte wohl doch nicht sollen sein. Da sind doch einige Sachen passiert, die nicht so hätten passieren dürfen. Vor allem kam eine Menge Ego ins Spiel und das hat dem Ganzen erst einmal einen Todesstich versetzt.
Das Gelände wäre aus meiner Sicht ideal gewesen, man hätte aber die Wassersituation noch gut abklären müssen. Es ist schwierig, solch optimale Verhältnisse zu finden, wo eine aufgelassene Diskothek direkt neben dem Gelände auch Retreats und Festivals ermöglicht hätte.
Ich bin einerseits traurig, andererseits freue ich mich darauf, neue Leute und vielleicht ein neues Terrain kennen zu lernen. Das Erlebte hat mich jetzt auch offen dafür gemacht, mich in einer bestehenden Gemeinschaft einzugeben. Man muss ja nicht immer das Rad neu erfinden ...
Ich tendiere jetzt dazu, meine Suche in Sardinien erst einmal aufzugeben. Ich werde nach Portugal reisen und dort schauen, was machbar ist.

Time for consolidation, for checking points of view. We are still at it on the one hand, we still have to find out if the country will let us do everything we want to do. On the other hand, Sergio is now trying to sell the land through an agent. One could get tired of Sergio's unpredictable steps, and when I look back today, I have only ever received answers from Sergio that were correct, but that did not say everything.

Wir sind immer noch dran einerseits, wir müssen immer noch herausfinden, ob das Land uns all das machen lässt, was wir vorhaben. Andererseits versucht Sergio nun über einen Agenten, das Land zu verkaufen. Man könnte müde werden ob der unvorhersehbaren Schritte Sergios und wenn ich heute alles Revue passieren lasse, dann habe ich von Sergio immer nur Antworten bekommen, die richtig waren, aber auch nicht alles gesagt haben.
Wie auch immer. Wir sind weiter dran.

Tim has to step back a bit, he has enough work and he has also done an insane amount. We, that is Sandro and Tom, are now trying at some point to research the legal basis for the land on site. Because it has turned out that the promises of Sergio and Paolo, the land developer (and our contact with the authorities), were perhaps a little too positively formulated in parts. And what we don't want is to buy a lot of land and not be able to do what we want afterwards, which are: Conscious Community, Permaculture, Retreats and Festivals. We can certainly do the first two items. The rest we still need to secure. And we need to do that BEFORE we buy. Bradley is assisting us with this. 
However, he is in England.

Tim muss ein wenig zurücktreten, er hat genug Arbeit und er hat auch wahnsinnig viel geleistet. Wir, das sind Sandro und Tom, versuchen jetzt einmal, vor Ort die rechtlichen Grundlagen für das Land zu erforschen. Es hat sich nämlich herausgestellt, dass die Zusagen von Sergio und Paolo, dem Landentwickler (und unserem Kontakt zu den Behörden), teilweise vielleicht etwas zu positiv ausgedrückt waren. Und was wir nicht wollen, dass wir eine Menge Land kaufen und hinterher nicht das machen können, was wir wollen, und das sind: Bewusste Gemeinschaft, Permakultur, Retreats und Festivals. Die ersten zwei Punkte können wir sicher durchführen. Den Rest müssen wir noch absichern. Und zwar VOR dem Kauf. Dabei unterstützt uns Bradley. Allerdings ist er in England.

The last 8 days feel like three weeks, so much information has hit me and so many things have been done in the meantime. Among other things, I met Sandro through friends, who grew up in Germany. He is also Sardinian, lives in the neighboring community and has a lot of experience with the construction of such projects, among other things was in Tulum/Mexico and at many festivals. The next important event will be: On Tuesday, April 20, we will have a meeting with a surveyor who will be able to tell us exactly what we can do on the site.

Die letzten 8 Tage kommen mir vor wie drei Wochen, so viel Informationen sind auf mich eingeprasselt und so viele Dinge haben wir inzwischen erledigt. Unter anderem habe ich über Freunde Sandro kennen gelernt, der in Deutschland aufgewachsen ist. Er ist auch Sardinier, wohnt in der Nachbargemeinde und hat viel Erfahrungen mit dem Aufbau solcher Projekte, unter anderem hat er in Tulum/Mexiko mitgemacht und auf vielen Festivals. Das nächste wichtige Ereignis wird sein: Am Dienstag, dem 20. April werden wir ein Gespräch mit einem Gutachter haben, der uns genau sagen können wird, was wir auf dem Gelände machen können. Im nächsten Newsletter werden wir über die Ergebnisse dieses Treffens sprechen.

Heute sandte mir Tim eine Textnachricht, dass er sich das Gelände mal anschauen würde, weil unser Projekt für ihn interessant sein könnte. Tim ist ein Freund von Alex, den ich letztes Jahr kennen lernen durfte und sie beide sind bekennende Breathworker und daran interessiert, einen Platz zu finden, an dem sie Retreats durchführen können. Und das Beste daran: Sie wollen auch investieren und wenn es zu diesem Investment käme, dann könnten wir wirklich loslegen.

Tim is a friend of Alex who I had the pleasure to meet last year and they are both avowed breathworkers and interested in finding a place to hold retreats. And the best part is that they also want to invest and if it would come to this investment, then we could really get started.
